It’s no secret that southern Florida is a huge market for commercial and residential swimming pools. What you may not know is that the laws and technology for pool construction and renovation have changed dramatically over the last few years. Equipment that was “cutting edge” ten years ago may be costing you three to five times more to operate compared to today’s equipment. And practices that were acceptable just five years ago can now land you in jail.

  • Virginia Graeme Baker Pool Safety Act – This 2008 law affects all commercial pools in Florida. Fines for violations can exceed ten million dollars.
  • Energy-Saving UpgradesMulti-speed pumps and heat pump conversions can pay for themselves in less than a year.
  • Chemical Management Automation The pH / ORP systems can monitor the pool and make the adjustments for you, automatically, 24 hours a day.
  • Renovation Pavers You can now update an old, cracked deck without the mess and expense of demolition.

At Essig Pools, we’ve stayed on the cutting edge of developments in our industry since 1981. We’ve long been active in the Aquatech Society, the Associated Swimming Pool Industries and the Florida Swimming Pool Association, and I’m still on two of their boards. So when you talk to us about commercial pools, you can rest assured you’re working with a company that knows what they’re doing.

Safety Inspections & upgrades

In December 2007, the US government passed a national pool & spa safety law to minimize the likelihood of human entrapment, evisceration or drowning in public or private swimming pools. Any commercial pool in the state of Florida that doesn't comply with these new statutes will be subject to fines, closure and/or further legal action by state and federal authorities.

The safest and fastest way to determine if your pool meets the new state and federal guidelines is to schedule a safety inspection by a trained industry expert.

Essig Pools specializes in commercial pool safety inspections and retrofits in South Florida. Specific upgrades include:

To determine if your commercial pool complies with the Virginia Graeme Baker Pool and Spa Safety Act, please call our office at (305) 949-0000. We will arrange a safety inspection to determine what actions, if any, are required to keep your commercial pool open and operating.

SAFETY DRAIN COVERS

The Virginia Graeme Baker Pool Safety Act mandates that all commercial pools be upgraded with federally compliant drain covers by December 2008 or be subject to fines and closure. Most commercial pools will require an on-site inspection to determine if the drain cover is in compliance. In some cases, retrofit may be possible with a commercially available drain cover. In other cases, a field-fabricated retrofit may be required. Call Essig Pools to determine if your drain covers are compliant.

GRAVITY FEED SYSTEMS

New laws mandate that all commercial pools in the state of Florida must be equipped with a gravity feed system. If your pool was built after 1974, it should already be in compliance. If your commercial pool was built before 1974, then you should have an Essig professional inspect your pool to determine if it needs to be converted to a gravity feed system.

SAFETY VACUUM RELEASE SYSTEMS

The Association Of Pool And Spa Professionals recommends "multiple layers of protection" to keep everyone safe around a swimming pool. A Safety Vacuum Release System (SVRS) does exactly that. It automatically releases the vacuum if a drain or other suction fitting is blocked. At Essig Pools, we recommend multi-speed pumps with the SVRS built-in, for added safety.

Deck repair / replacement

Dollar for dollar, the installation of a paver deck will make a more dramatic impact than any other change or upgrade you can think of. And if cracked cement has been a problem, our pavers will eliminate that problem forever.

For discriminating commercial facilities - Design your own Custom Pavers

If your deck renovation is anywhere close to 10,000 square feet, you may want to consider creating your own custom pavers. We can provide custom colors and textures to match your facility. Or add a special material such as crushed conch shells or colored glass, to create a paver that is totally unique to you. Your options are endless.

Here are just a few samples of the many custom paver options available on request:

Re-Plaster / Resurface

If the interior finish of your pool is looking worn, it's probably because you have a plaster or Marcite finish. This was very common 15 years ago, but it's almost unheard of today. That's because in the last five years, the new aggregate finishes have taken on the industry by storm. And for good reason too. These new finishes last 2 to 10 times longer than the old Marcite finishes. And they're stunningly beautiful too. Using different colored pebbles or aggregates, we can create any color you want.

We can also give you choices in the surface texture. Some people like the feel of the regular pebble finish. Others like the extra smoothness of polished marble or quartz aggregate finishes. Either way, you'll get a new pool interior that is prettier and longer lasting than ever before.

Tile repair / replacement

Tile lifting and cracks in tile or cement are commonly just "patched or replaced" by inexperienced pool contractors. But this is a mistake. A crack is a sign of a construction defect such as faulty material, faulty application, or the absence of proper control joints. Whatever it is, it must be diagnosed and corrected at the source. Otherwise, the problems will continue to haunt you for years to come.

Energy-Saving Upgrades

Money-Saving, Energy-Saving Upgrades
The industry has been working hard to develop more cost-efficient pumps, filters, lights, heaters and control systems. Altogether, today's swimming pools use about 60% less energy than they did 20 years ago.

Heat Pump Conversions
Our new heat pumps use 68% less energy than traditional gas heaters. They can extend the swimming season for just pennies a day. Some models can also cool the water on extra-hot days.

If you're currently using gas-powered heaters, you'll most likely save enough money in utilities to pay for an energy-efficient heat pump in 18 months or less. Call us to analyze your current gas heater configuration. We can calculate the Return On Investment for your unique situation.

Variable speed pumps
These new variable speed pumps use 64% less electricity than single speed pumps. They run longer at low cost, keeping pool water cleaner for less money.

New Automation Systems
With the new automation systems, today's pools practically take care of themselves! Perhaps the single greatest breakthrough for commercial pool operations is the new pH / ORP control system. Much more than a simple chlorinator, this system monitors the Oxidation Reduction Potential (ORP) of the water and the pH. It then automatically adjusts the settings on the chlorinator and the acid-control system to keep your chemicals in balance. What was once a daily chore can now be checked once a month!
